Reduced VAT rate on home maintenance

For private homes that are more than two years old, a reduced VAT rate of 9% often applies to labour costs. This tax advantage makes painting, plastering, and maintenance work more affordable. The reduced rate does not apply to materials — only to the labour performed.

You can benefit from the 9% VAT rate on:

• Painting (interior and exterior)
• Plastering of walls and ceilings
• Wallpapering and cleaning of homes
• Maintenance and repair of window frames, floors, or facades
• Insulation work, such as roof, floor, or wall insulation

For insulation, the reduced rate applies only to energy-saving measures within the home — such as installing HR++ glass or roof insulation. The work must focus on improving comfort and energy efficiency.

Local grants for energy-saving improvements
